Colchester - South

As part of a long term strategic plan, Hills Residential has 17 hectares of land to the South of Colchester around the Fiveways junction.

Discussions on the promotion of this site are ongoing with Colchester Borough Council with regard to helping them provide a large proportion of the housing numbers they require going forward for the adoption of the new plan.

This area of land could accommodate the 800 dwellings identified for the Stanway Growth Area at an average density of 32 dwellings per hectare. This gross density figure lies in the range defined as “low” within the Core Strategy Housing Density Table.

A single location for the Stanway Growth Area Urban Extension would represent a sustainable strategy.  The existing residential development immediately to the North has established community facilities and services, as well as a range of shops and employment opportunities. A combined housing area will provide a greater critical mass which will support an even wider range of facilities for both new and existing communities.

By including this site into the allocations, it will reduce the need to find additional sites around Stanway, therefore protecting the need to look for other sites of a more sensitive nature around Copford and Stanway, which would increase the risk of the coalescence between the two settlements being reduced.
