Fairseat



Sitting on a raised elevation, Fairseat commands one of the best positions along the beach front of Mersea Island with extensive views across the Blackwater Estuary.

The client had a very clear idea of the quality and specification of what he was trying to achieve with regard to this bespoke new build.

The client approached Hills directly to undertake the construction works at a very early stage and Hills have been involved to try and formalise the most economical route for this construction project.

The project involved the complete demolition of an existing house, outbuildings and swimming pool, and the reconstruction of a new modern house and outbuildings that also includes the construction of a new indoor pool complex.

In conjunction with the client’s team, the project has been value engineered significantly, with the client benefiting from early advice received from Hills.

The new home is of a very traditional vernacular and exactly matches the existing building. However the new construction is designed to be super efficient in terms of energy requirement and use.  The heating system for example has been carefully designed in order to ensure that the minimum of fossil fuels are required.

The new swimming pool and gym complex will replace the existing facilities using natural sustainable materials and the highest quality of fixtures and fittings.

The contract was placed on a “Fast Track” basis as the client wanted there to be no delay between obtaining planning permission and starting on site.

The project completed in December 2011.
